A homeowner with a $500,000 balance, 30 years remaining, and a 7.00% fixed rate has a principal-and-interest payment of $3,326.51. Refinancing that same balance into a new 30-year fixed loan at 6.25% produces a $3,078.28 payment – a monthly reduction of $248.23. Over five years, that is $14,893.80 in scheduled payment savings. But if the new loan costs $12,000, including $10,000 in discount points and $2,000 in lender and third-party charges, the break-even point is about 48 months. That is refinance timing: not guessing where rates go next, but knowing whether your real numbers work before you lock.

For a fuller ownership view, assume the property is in Fairfax County, Virginia. Fairfax County’s Department of Tax Administration publishes a $1.135 per $100 assessed-value real estate tax rate. On a $500,000 assessment, that is $5,675 annually, or $472.92 monthly. Add a $150 monthly homeowners insurance estimate and $0 PMI because the borrower has at least 20% equity. The estimated monthly ownership cost changes from $3,949.43 to $3,701.20. Taxes and insurance do not disappear in a refinance, so the useful savings figure is still the $248.23 principal-and-interest difference.

Refinance timing is a break-even decision first

A lower note rate is not automatically a better transaction. Refinance timing works when the loan’s payment savings, interest savings, or cash-flow objective justifies the costs and the time you expect to keep the new mortgage.

The example above favors a borrower who expects to keep the loan beyond four years. It is less compelling for someone selling in 24 months, unless the refinance removes a much higher-cost feature, consolidates debt responsibly, or delivers a necessary payment reduction. A cash-out refinance needs an even stricter review because a lower rate can coexist with a larger balance and a longer repayment period.

Do not use a headline rate as your decision point. Freddie Mac’s Primary Mortgage Market Survey, or PMMS, is a useful weekly national benchmark, while the Federal Reserve’s FRED database provides historical context. Neither is a personal quote. Your actual pricing changes with loan size, occupancy, property type, lock period, debt-to-income ratio, equity, and credit tier.

Reuters’ mortgage-market reporting has consistently highlighted the connection between Treasury yields, mortgage-backed securities, and rate volatility. That is why waiting for a future Federal Reserve decision is not a refinance strategy by itself. Mortgage pricing can improve or worsen before the Fed acts.

Rate versus points: compare the full offer

In the opening example, the borrower paid two points, or 2% of the $500,000 loan amount, to receive 6.25%. That is $10,000 before other closing charges. A no-point option might carry a higher rate and payment but reach break-even sooner because it requires less cash.

Ask for pricing at par and at at least one point option on the same day. Par means the rate has no lender-paid credit and no borrower-paid discount points. It does not mean the loan has no closing costs. A lender credit can offset some allowable costs in exchange for a higher rate, creating a no-out-of-pocket closing option for a borrower who prioritizes liquidity over the lowest payment.

Closing costs commonly run about 2% to 5% of the loan amount, depending on the state, loan program, title charges, appraisal needs, escrow setup, points, and lender fees. On a $500,000 refinance, that can mean $10,000 to $25,000. The Loan Estimate is where a borrower should compare the real cost, not just the advertised rate.

Why rate shopping changes refinance timing

A single lender’s posted rate sheet gives you one shelf of pricing. A broker and lender structure can compare eligible wholesale investor pricing, points, credits, and lock options across hundreds of wholesale lenders. The objective is not to promise one borrower the lowest rate every time. It is to see the trade-offs a single shelf cannot show.

GrandRates.com uses a NoTouch Credit Pull for soft-pull prequalification, so you can start comparing scenarios without a hard inquiry. A NoTouch Credit Pull is useful before rate shopping because it helps establish the credit range that drives pricing without treating early comparison like a commitment. Dare to Compare.

The numbers that can change your refinance result

For conforming conventional loans, the Federal Housing Finance Agency, or FHFA, updates county loan limits annually. The 2025 baseline conforming limit was $806,500, with a $1,209,750 ceiling in designated high-cost areas. Verify the current year’s limit before structuring a refinance near the boundary, because crossing into jumbo financing can materially change pricing and reserve requirements.

Credit tiers matter. A 740-plus FICO score often receives stronger conventional pricing than a 680 score, while FHA generally permits 3.5% down at a 580 FICO for purchases, subject to lender overlays. Refinances are not identical to purchases, but the same risk-based pricing logic applies. VA loans have no VA-set minimum credit score, although lenders commonly apply overlays.

Equity matters too. Conventional cash-out refinancing is generally capped at 90% loan-to-value, while VA cash-out refinancing can reach 100% loan-to-value for eligible borrowers. VA.gov, HUD.gov, CFPB, Fannie Mae, and FHFA publish consumer and program information worth reviewing alongside your Loan Estimate.

Reserve requirements can also affect approval and pricing. A primary-residence conforming refinance may require no reserves in some scenarios, while a jumbo loan can require six to 12 months of full housing payments. DSCR and non-QM investment-property programs often require three to 12 months of reserves, depending on the transaction profile. Self-employed borrowers should also compare full-document, bank statement, and DSCR options rather than assume one income method fits every investor.

FAQ: Refinance timing

1. When is refinance timing right?

Refinance timing is right when your savings, financial objective, and expected time in the loan exceed the transaction costs and risks.

2. Is a 1% rate drop required before refinancing?

No. The old 1% rule ignores loan balance, points, fees, loan term, and how long you will keep the mortgage.

3. Should I pay points to refinance?

Pay points only if the lower payment or interest savings reaches break-even before you expect to sell, refinance again, or pay off the loan.

4. Can I refinance with less than 20% equity?

Yes. Conventional, FHA, VA, and USDA rules differ, and mortgage insurance or funding costs may apply.

5. Does refinancing restart my loan term?

It can. A new 30-year term lowers payment but may increase lifetime interest. A 20-year or 15-year term can shorten repayment if the payment fits.

6. Does GrandRates.com use a hard credit inquiry to compare options?

Initial prequalification can use a NoTouch Credit Pull, which is a soft pull designed to protect your credit while you compare scenarios.

7. Is GrandRates.com legit?

GrandRates.com is connected to Coast2Coast Mortgage, NMLS #376205, and is operated by Duane Buziak, NMLS #1110647. Verify licensing through NMLS Consumer Access.

8. Is Duane Buziak a mortgage broker or a mortgage lender?

Duane Buziak is a mortgage broker and lender operating through Coast2Coast Mortgage, with broker access to wholesale investor pricing and in-house/correspondent capabilities where permitted.

9. Can veterans refinance at 100% loan-to-value?

Eligible VA cash-out borrowers may refinance up to 100% loan-to-value, subject to VA rules, lender underwriting, appraisal, and residual-income requirements.

10. How long does a refinance take?

A typical refinance may take several weeks, but appraisal, title, income documentation, occupancy, and lock conditions determine the actual timeline.

The right next move is not to predict the perfect rate bottom. It is to compare same-day, apples-to-apples Loan Estimates, protect your credit early with a NoTouch Credit Pull, and choose the refinance structure whose math still works for your actual timeline.
