FHA loan down payment requirements: the core rules
FHA’s standard minimum down payment is 3.5% when the borrower has a credit score of 580 or higher. A borrower with a 500 to 579 score may be eligible with 10% down. Scores below 500 generally do not qualify for FHA-insured financing. Those are FHA’s baseline rules, but an individual broker/lender can apply a higher internal credit minimum, especially when underwriting capacity or investor overlays change.
The down payment is calculated from the lesser of the purchase price or appraised value. On a $300,000 purchase, 3.5% is $10,500. If the appraisal comes in at $295,000, the minimum FHA down payment becomes $10,325, but the buyer must also cover the $5,000 price-to-appraisal gap if the seller will not reduce the price.
FHA loan limits also set the maximum loan size. Limits vary by county and are published annually through HUD’s FHA loan-limit lookup. For perspective, the 2025 baseline conforming-loan limit was $806,500 for a one-unit property, as announced by the Federal Housing Finance Agency. FHA limits are a separate county-based system, so do not assume a high-balance conventional limit applies to an FHA file.
Down payment is not the same as cash to close
A 3.5% FHA down payment can be the smallest line item in a buyer’s cash requirement, but it is not the whole check. Closing costs commonly run about 2% to 5% of the purchase price, depending on title charges, prepaid taxes, homeowners insurance, lender fees, and local recording costs. FHA also charges a 1.75% upfront mortgage insurance premium, usually financed into the loan, plus annual mortgage insurance paid monthly.

This worksheet excludes utilities, HOA dues, repairs, and any flood insurance. It also shows the trade-off clearly: buying the point lowers the payment, but $3,860 upfront takes roughly 62 months to recover from a $62 monthly savings. A borrower planning to refinance or sell sooner may prefer the higher rate with less upfront cost.
Gifts, seller credits, and reserves
FHA permits eligible gift funds for the entire down payment and many closing costs. The source and transfer must be documented. A gift is not a disguised loan: the donor’s letter, bank trail, and relationship or approved connection to the borrower must satisfy FHA documentation rules. Review the current rules in HUD Handbook 4000.1 before moving money between accounts.
Seller-paid closing-cost concessions can also reduce cash due at closing, subject to FHA limits and the contract. They do not replace the required minimum borrower investment when FHA requires one. An earnest-money deposit generally counts toward the down payment or closing costs, while a seller credit generally pays eligible closing expenses and prepaids.
FHA usually does not impose the broad reserve requirements seen on some investment-property or jumbo loans. Still, reserves can strengthen a file, and a broker/lender may request them for layered risk, manual underwriting, or a thin credit profile. Keep documented funds available rather than draining every account to reach 3.5% down.

The weekly rate trend should be checked from a live source rather than copied from a dated article. Freddie Mac publishes its current weekly survey in the Primary Mortgage Market Survey. That survey is a market benchmark, not a personal FHA quote. Your pricing changes with FICO score, debt-to-income ratio, occupancy, loan amount, lock period, and whether you take a lender credit or pay discount points.
A rate-shopping mortgage broker can check same-day wholesale pricing across hundreds of wholesale lenders, then compare the par-rate option with points and lender-credit alternatives. A single lender’s posted sheet may still be competitive, particularly when it has a targeted promotion or portfolio niche. The structural difference is the number of pricing shelves being reviewed, not a promise that one channel always wins.
